Why Georgia? What International and Out-of-State Investors Are Actually Asking Us

When someone outside Georgia decides to invest in residential real estate here, the questions they bring to the table tend to look different from the ones a local buyer asks. A local buyer often starts with a specific house they want to live in or rent out. An out-of-state or international investor usually starts with a bigger, more structural question: does it make sense to put capital into this market at all, and if so, how?

At Horizon Realty & Management, our Real Estate Investment Consulting division spends a lot of time on that second kind of conversation. We're based in North Atlanta and work across the metro area and other Georgia communities, and over the years a handful of questions come up again and again. Here's how we think through them.

"Why Georgia, specifically?"

This is usually the first question, and it's a fair one. We don't answer it with a sales pitch about any one neighborhood being "hot" or "safe" — that's not our role, and it's not how sound underwriting works anyway. What we can speak to is what we see on the ground: steady rental demand across a range of price points, a landlord-tenant legal framework that many investors find workable, and a metro area that has continued to attract population and job growth over time. Whether that adds up to the right fit for a given investor's goals depends on their own criteria, time horizon, and risk tolerance — which is exactly what a consultation is for.

"What kind of return should I actually expect?"

We're direct with investors about this: we target a 7-8% net IRR over a 5-7 year hold when we help structure acquisitions, and we're clear that this is a target based on current underwriting assumptions, not a guarantee. Real estate returns move with rents, financing costs, vacancy, and exit timing, and any of those can shift the outcome in either direction. Our job in the consulting process is to help investors build a realistic model — not to promise a number.

"Can I do this from outside the country, or outside the state?"

Yes, and it's a substantial part of what we do. We work with investors seeking dollar-based exposure to U.S. residential real estate who aren't based in Georgia or, in many cases, aren't based in the U.S. at all. The practical challenge for these investors usually isn't the purchase itself — it's everything that happens after closing: who inspects the property, who collects rent, who handles a maintenance call at 11pm, who makes sure the lease renews on time. That's where having acquisition consulting and property management under one roof matters. We've built and manage a combined $70M+ in real estate across more than 240 doors, and our leadership team personally owns 180+ properties, so we're underwriting deals with the same lens we use to manage them day to day.

"How many properties should I start with?"

There's no universal answer, and we're wary of anyone who gives one without first understanding an investor's capital, goals, and appetite for hands-on involvement. Some investors start with a single rental home to get comfortable with the market before scaling. Others come in ready to acquire a multi-property portfolio from day one. We've advised on and managed everything from individual rental homes up to portfolios approaching 150 units, so we can speak to what each end of that range actually involves — the financing conversations, the management complexity, the exit considerations — without pushing anyone toward a scale that doesn't fit their situation.

"Who's actually going to manage this after I buy it?"

This question matters more than most first-time investors expect, and we think it deserves a direct answer up front rather than an afterthought. That continuity is intentional.
