Where can I see available rentals?

Every available Horizon-managed home is listed on our Homes for Rent page. The rent shown on that page is the correct rent, so always verify a listing and its price there. The page is also available in Spanish.

How do I apply for a rental?

All Horizon rental applications are completed only through RentEngine, using the listings on our Homes for Rent page. Horizon will never ask you to apply through another website, by email, or by text message, and will never ask you to pay a deposit or rent before the official application and approval process is complete.

Where do I pay my rent?

Pay rent in the Resident Portal, which is powered by AppFolio. Do not send rent through Zelle, Cash App, or any other method unless you have verified the instructions directly with Horizon.

How do I submit a maintenance request?

Submit maintenance requests in the Resident Portal. If you have a question about a request you've already submitted, call the Horizon property management line at (470) 307-4145.

Where can I find my lease?

You can view your lease in the Resident Portal, along with paying rent and submitting maintenance requests.

What is the Resident Benefits Package?

At Horizon, we strive to provide an experience that is cost-effective and convenient. That's why we provide a Resident Benefits Package (RBP) to address common headaches for our residents. The program handles pest control, air filter changes, utility set-up, and credit building.

What income and credit score do I need to rent a Horizon-managed home?

Horizon's rental screening looks at income, credit, and documentation:

  • Income: gross household income of at least 3 times the monthly rent, before taxes.
  • Credit score of 575 or higher: approved with a standard one-month security deposit.
  • Credit score of 525 to 574: approved with a two-month security deposit.
  • Income verification: copies of your last two pay stubs, or other provable income documentation.
How much is the security deposit?

The security deposit depends on your credit score. Applicants with a score of 575 or higher are approved with a standard one-month security deposit, and applicants with a score of 525 to 574 are approved with a two-month security deposit.

What rental history and background requirements apply?

Applicants should meet the following requirements:

  • Good rental references, with no prior evictions, no active bankruptcies, and no outstanding landlord or utility collections.
  • A passing criminal background check and credit screening.
  • A valid copy of a government-issued driver's license or photo ID.
What documents do I need to apply?

Have these ready when you apply: copies of your last two pay stubs (or other provable income documentation) and a valid government-issued driver's license or photo ID.

What is Horizon's pet policy for rentals?

Horizon-managed rentals allow up to 2 pets per household, and aggressive breeds are not permitted. Fees depend on the pet's weight:

  • Pets 35 lbs and under: $300 pet fee plus $30 per month pet rent.
  • Pets over 35 lbs: $375 pet fee plus $30 per month pet rent.
Does Horizon offer rent-to-own homes?

No. Horizon does not offer rent-to-own programs. If someone offers you a rent-to-own Horizon home, you are likely dealing with a scammer.

How can I tell a real Horizon listing from a scam?

Scammers sometimes copy Horizon listings and impersonate our team. To protect yourself:

  • Verify the property and rent on our official Homes for Rent page. If anyone quotes a different price, you are communicating with a scammer.
  • Complete your application only through RentEngine.
  • Never share the verification or access code generated by RentEngine. It is for you only.
  • Horizon will never give out a lockbox code over the phone.
  • Never send screenshots of your messages, codes, or showing instructions to anyone.
  • Horizon will never ask for a deposit or rent before the official application and approval process is complete.
Which areas does Horizon have rentals in?

Horizon manages rental homes across Atlanta and North Atlanta, including Alpharetta, Cumming, Gainesville, Johns Creek, Suwanee, Oakwood, Dawsonville, and Gwinnett and Cobb counties. Current availability is always on the Homes for Rent page.

Where do I see my owner statements and reports?

Your owner statements, reports, and property performance are in the Owner Portal, powered by AppFolio. The Owner Portal and the Resident Portal are separate sign-ins, so use the one that matches you.

How do I get started with Horizon property management?

It starts with a conversation. Complete the property management inquiry form or call (470) 307-4145. From there, the process has three steps:

  • Property review: we learn about the home, current tenancy, condition, location, and your ownership goals.
  • Management plan: we outline recommended services, onboarding needs, and the operating approach for your property or portfolio.
  • Professional stewardship: our team coordinates leasing and ongoing management while keeping you informed.
How much does property management cost?

Horizon uses membership tiers, so pricing matches the size of your portfolio rather than a one-size-fits-all fee. The management commission, tenant placement fee, yearly renewal fee, and property onboarding fee are all based on your membership level. Ask about our REPS (Real Estate Professional Status) pricing structure if it applies to you.

What services does Horizon property management include?

Horizon's property management covers management of the rental, tenant placement, yearly lease renewals, property onboarding, and utility connection services that connect all utilities between tenants. Owners also get an Owner Portal for statements and reports, and residents get a Resident Portal to pay rent and request maintenance. What size of portfolio does Horizon manage?

Horizon manages individual rental homes and growing portfolios of up to approximately 150 units, with 240+ doors currently under management. Our focus is the small- to mid-sized investor building or growing a rental portfolio in and around Atlanta.

Which areas does Horizon manage rental homes in?

Horizon manages rental homes across Atlanta and North Atlanta, including Alpharetta, Cumming, Gainesville, Johns Creek, Suwanee, Oakwood, Dawsonville, and Gwinnett and Cobb counties. We also serve Flowery Branch, Mableton, Cartersville, Canton, and the surrounding areas.

I already have a property manager or manage my home myself. Can I switch to Horizon?

Yes. Self-managing or working with another company doesn't have to mean staying put. Tell us about your rental home and we'll walk you through what switching to Horizon actually looks like, including the timeline for handing over a property.

How will I know what's happening with my property?

Transparency is a core part of how Horizon operates. Before-and-after repair photos, showing feedback, and clear reporting keep owners informed at every stage, and your statements and reports are always available in the Owner Portal.

Who handles maintenance and repairs, and who approves the cost?

Horizon's service coordinator manages incoming service requests, coordinates with trusted vendors, and gets owner approval when needed. Our licensed team operates under clear, Georgia-law-compliant policies designed to shield owners from unnecessary liability, while keeping repair costs fair rather than inflated.

How do I find out what my home could rent for?
